opening a new store

Hello,
My name is Munir, I am thinking about opening a video store rental in Chicago. I have such an amazing location close to downtown were there are new 5000 condos will be done in couple months. I would like to know what i should do to start it. I read about companies who will share the revenue with me. Is this is the best thing to do? I dont really have much cash flow so i was thinking about a loan. I will appreciate any help from you guys since you have experience in this business.
